Do You Need a BASIX Certificate for Your Renovation In NSW?

When Is a BASIX Certificate Required?

You are generally required to obtain a BASIX certificate for alterations and additions if your project falls into one of these categories:


The $50,000 Rule: If your renovation or extension has an estimated construction cost of $50,000 or more.


Pools and Spas: If you are installing a new swimming pool or spa with a capacity of 40,000 litres or more.


Pro-tip: Even if your project is valued under $50,000, you are not prohibited from getting a certificate. Many homeowners choose to seek voluntary assessment to future-proof their homes, improve thermal comfort, and increase the potential resale value of the property.


What Does the Assessment Cover?

Energy Consumption: This covers lighting, hot water systems, and HVAC (heating and cooling) units to ensure your home doesn't consume excessive electricity.


How to Get Your Certificate

Getting your BASIX certificate is a mandatory step for your Development Application (DA) or Complying Development Certificate (CDC). The process generally follows these steps:


Preparation: Have your architectural floor plans and window schedules ready.


Assessment: An accredited assessor (like the team at Assessify) inputs your design specifications into the NSW Government’s BASIX online tool.


Certification: Once the design meets the target benchmarks, a certificate is generated.


Submission: This certificate is submitted to your local council or private certifier along with your other development documents.
